Open House Standards/Processes

Pre-Open House:

  • Discuss Day and Time for Open House with Seller

  • Review Best Practices with Sellers: Leave 15 min prior, lights on, clean home

  • Put Open House on MLS at least 2 days prior to open house

  • Create a Social Media post - Share on Business Page, Personal Page and Community Pages (if allowed) Boost/Ads. Make sure to follow all advertising guidelines

  • Reserve Open House Signs with Amy (if needed)

  • Hang Open House Riders

  • Create Property Flyers/Feature Sheets

  • Door Knock neighbors 2 days prior to Open House with Open House invitations

  • Print off all active listings similar to home 

  • Shoot Social Media Video Invitation

  • Plan Snacks and Drinks if wanted

  • Create Paper Sign in Sheet or Open House Registry in ONE Suite

  • Gather Supplies Laptop, Business Cards, Sign In Sheet etc. Bring portable speaker and preselect appropriate music for the Open House

Open House:

  • Walk home preparing it for showing. Toilet seats down, music on, windows open….

  • Prepares action plan for exiting in case of emergency

  • Set up Laptop, Sign in form, Comparable Properties List, Feature Sheets etc

  • Put out directional Open House Signs

During Open House:

  • Welcome guests, ask them to sign in, build rapport by asking open ended questions

At conclusion or same day after Open House

  • Put the house back in order, turn off lights, close windows…

  • Leave/Send a Thank You card to sellers for allowing the open

  • Pick up Open House Signs and Return to office

  • Give Sellers Feedback as soon as possible regarding traffic, feedback, Interest. Sellers are anxious to hear how it went so giving them an update shortly after the Open House is best.

Within 2 days after conclusion of Open House

  • Send Thank you Notes to all who attended Open House

  • Add all visitors to your CRM (Sign up for Campaign or Market Updates)

  • Reach out 2-3 days after open house to check in

  • Set up on 8 Touch Follow up Campaign
