Buyer Representation

  • Notify listing agent on any showing timing changes ASAP

  • If your client is interested in a home, call the listing agent ASAP checking for any other interest, seller’s motivation, request for updates if any other offers come in

  •  Return agent feedback requests every time with quality feedback

  • Call first, email second when sending important email notices to listing agent

  • Work with the co-agent as a team. Play nice in the sandbox

  • Over communicate vs under communicate with listing agent

  • Always review agent remarks for showing instructions, supplements, special information

  • Always review public remarks and share with buyers

Listing Representation

  • Call all agents to notify them of a seller's decision on offers. Good or bad news

  • Contact buyer’s agents on Highest & Best notice, notice on timeframe for offer reviewal

  • Contact sellers weekly with updates on the sales process. Use internet analytics from ListTrac when you aren’t getting showings

  • Contact sellers weekly during the escrow process. Updates on appraisal status, repairs needed, moving company referrals, etc.

  • Make sure clients are set up, understand and are using LiveEasy

  • Make sure sellers understand the walk thru process, closing timing, disbursement of funds, etc.
