New Listing Appointment Standards

  • Research at least 3 comparables

  • If you can’t find recent sales find recent sales and make applicable adjustments

  • Use MOXI CMA and do adjustments to comparables

  • Pull tax records, look at previous sale history, mortgage info

  • Pull comps on Realist in the neighborhood

  • Research the City Planning Commission and City Council notes. Are there any new projects in the works that could affect the value?

  • Pull Market Reports for City, neighborhood from MPLS Realtor.

  • Provide a marketing plan for the listing- i.e. professional photography, etc. 

  • Provide a net sheet prior to talking commission %. Show range and a column if they do your recommendations 

  • Only do a walkthrough after getting listing signed unless you are offering this to clients waiting to list 

  • Find out who are all the parties to a transaction

  • Explain the listing status- TNAS, withheld, Coming Soon, active, etc.

  • Talk about timing. What if you don’t get an offer within 2 weeks? 2 months?

  • Talk about Open House plan

  • Share extras you provide to sellers: Property brochures, home feature sheets, home feature notes, 

  • Items to include with listing presentation: reviews/testimonials, About Me- Value Proposition, seller to-do checklists, It Takes a Team page, What an appraiser sees page, etc.

  • Order a Title Commitment from your closer if there are any concerns on title defects, ownership questions, foreclosure recordings

  •  Go to the City and/or County for past building permits, permits not closed or permits not pulled

  • Set the seller's up on an auto search for homes matching their home. This provides them for a notice of new competing homes

  • Offer warranty options to sellers

  • Prepare sellers for upcoming processes/expectations: inspections, contingencies, contingency removal, etc. 

  • Create a ListTrac/ListHub report to be sent weekly to sellers

  • Use professional photography and add comments to all photos. Use best photos showing homes value first

  • Make sure public remarks with home highlights are filled out completely. Share the feature and benefit of the feature to the consumer

  • Make sure agent remarks identify supplements, outstanding items needed, seller special instructions

  • Create a sellers presentation folder with handouts like ShowingTime, LiveEasy, Market Reports, Preparing your home for showings, To-do List, Vendor list, etc. 

  •  Offer complimentary staging services. At least staging by you or hire a stager and pay for the initial consultation

  • Look at Box Brownie for photo editing. Remove items that will hurt the image of the home or photoshop other areas that need improvement

  • Do final home staging and get ready just prior to the photo shoot

  • Be proactive and head off future problems by requiring TISH, well, septic, radon, etc. inspections completed prior to listing 

  • Have a list of recommended vendors who provide staging, painting, flooring, handyman, etc. services for your sellers

  • Counsel your sellers about the whole process of selling, buying, moving, etc. Explain the timing, risks and the process
